Booking & Payments
 
To secure a reservation at The Austoria, full payment or an approved deposit must be completed at the time of booking. Payments may be made through our secure online booking system or any authorized platform. All prices are listed in U.S. dollars and include applicable taxes and service fees unless otherwise noted. Guests must be at least twenty-three years old to make a reservation, and identification may be required upon check-in. Once your reservation is confirmed, you will receive a detailed confirmation email outlining your stay dates, property address, and any additional arrival information.
 
As part of our safety and verification standards, The Austoria utilizes Guesty Verify. All guests must complete a Guest Check-In Form within 48 hours of booking. Failure to complete this requirement may result in cancellation.

 
Cancellation & Refund Policy
 
We understand that travel plans can change, which is why The Austoria offers a clear and fair cancellation policy aligned with Airbnb’s structure. Guests who cancel within twenty-four hours of booking will receive a full refund of all payments made. Cancellations made before 5:00 p.m. qualify for a partial refund of fifty percent of the nightly rate, though the service fee is non-refundable. After 5:00 p.m. the reservation becomes non-refundable. Guests making scheduled payments will have their refund or outstanding balance calculated based on the total amount paid at the time of cancellation. All timing is based on the local time zone of the listing.
 
Modifications & Rescheduling
 
Guests may request changes to their reservation dates or details up to fourteen days before arrival, subject to availability and approval. Any change in dates may result in a rate adjustment, depending on seasonal pricing or property demand. Once within the fourteen-day period before check-in, modifications are not guaranteed and may be treated as a cancellation. Early departures or no-shows are considered cancellations and are not eligible for any refund. We encourage guests to communicate adjustments as early as possible to ensure flexibility and accommodation.
 
Check-In & Check-Out
 
Standard check-in time at The Austoria is 4:00 p.m. local time, and standard check-out time is 10:00 a.m. local time. These times allow our team to properly prepare each home for incoming guests. Late check-in and extended check-out options are available exclusively for guests who book directly through The Austoria and remain subject to availability and a nominal fee. Requests for schedule adjustments must be submitted at least twenty-four hours prior to arrival or departure.

Property Use & Conduct

Our properties are private residences and must be treated with care and respect. Smoking is strictly prohibited inside the home and anywhere on the property, including patios, balconies, and outdoor areas. Events, parties, or gatherings must be approved in writing prior to the stay, and the number of guests may not exceed the maximum occupancy listed on the reservation. Any damage to the property, missing items, or excessive cleaning required after departure will incur additional charges. Guests are responsible for the actions, behavior, and safety of all occupants and visitors during their stay. Failure to comply with house rules may result in immediate termination of the stay without refund.

Security Deposit

Certain properties may require a refundable security deposit prior to check-in. This deposit covers potential damages, excessive cleaning, or rule violations. Deposits are typically refunded within seven business days of check-out, once the property has been inspected and confirmed to be in good condition. Any deductions made will be documented and communicated transparently to the guest.

Force Majeure

The Austoria cannot be held liable for interruptions or cancellations resulting from events beyond our control, including but not limited to natural disasters, pandemics, government restrictions, power outages, or other circumstances classified as force majeure. In such cases, The Austoria reserves the right to offer rescheduling options or credits toward future stays, depending on the situation and at our discretion.

Platform Bookings (Airbnb, Vrbo, etc.)

For guests who book through Airbnb, Vrbo, or other third-party platforms, the terms and policies of that specific platform will apply to your reservation. This includes payment processing, cancellations, and refunds. Any disputes or changes related to these bookings must be handled directly through the respective platform’s customer service. When possible, we encourage direct booking through our official website for more flexible policies and personalized service.

Privacy & Data

Your privacy and trust are important to us. All personal information collected during the booking process is used solely for the purpose of confirming and managing your reservation. We may also use your contact details to provide updates, promotional offers, or important information related to your stay. The Austoria will never sell or share your personal data with third parties, except where required by law or for operational purposes such as payment processing.
